IRC proposes mass transport system in Makati

IRC Properties, Inc., now led by businessman Antonio L. Tiu, is seeking to build a mass transportation system within Makati City to address traffic congestion in the country’s central business district.
In a disclosure to the stock exchange on Monday, the listed property company said its board of directors approved the submission of an unsolicited proposal to the local government of Makati for the construction, operation and maintenance of a Makati Mass Transportation System.
The IRC board also authorized company officials to discuss and negotiate with the Makati City government, as well as enter joint venture agreement to implement the project.
“IRC confirms that it submitted an unsolicited proposal to the City of Makati for an intra-city mass transport system. Like all unsolicited proposals, this would have to be evaluated by the city government. IRC will disclose more details as they come along in the coming days,” IRC Executive Vice-President and Chief Operating Officer Georgina A. Monsod told BusinessWorld via text.
Mr. Tiu was appointed as president, CEO and director of IRC Properties last May 17. He replaced Esteban G. Peña Sy as CEO and Ms. Monsod as president.
Mr. Tiu also heads listed firms AgriNurture, Inc. and Greenergy Holdings, Inc.
One of IRC’s projects is a 4.4-hectare subdivision Casas Bauhinia located in Binangonan, Rizal.
The developer reported a net income of P25.37 million during the first quarter, growing fourfold from the P5 million recorded during the same period in 2017. — Denise A. Valdez

Singer Dua Lipa returns to Manila

ENGLISH singer/songwriter Dua Lipa is returning to Manila for a solo concert on Sept. 14 at the Mall of Asia Arena in Pasay City and is bringing with her the chart-topping hits including “New Rules,” “IDGAF,” and “One Kiss.”
Ms. Lipa previously performed in the Philippines as part of the In the Mix music festival ​in August​ 2017.​
The concert announcement was made by concert promoter MMI Live on May 31.
The 22-year-old Ms. Lipa started her singing career at the age of 14 when she began doing song covers on YouTube. In 2015, she signed with Warner Music Group. Shortly after, she released her first single, “New Love.”
Following her debut single, Ms. Lipa released “Be the One” which achieved success across Europe, reaching number one in Belgium, Poland, and Slovakia, as well as charting within the top 10 in over 11 European territories and in Australia and New Zealand.
In 2017, she released her self-titled debut album which spawned “New Rules,” her first number one single in the UK and her best-selling song to date. It also charted within the top 10 charts of the US, Canada, and Australia.
That same year, she was named the most streamed female artist on Spotify in the UK.
Describing her musical style as “dark pop,” she said in a 2015 interview with The Guardian that she “aims to draw on the avant-garde and bring some of its ideas to bear on the mainstream,” and her 2017 single, “Be the One” seems to exemplify her style as it has been described as a “soaring pop melodrama,” by the same news outlet.
In April, she released her newest single, “One Kiss,” a song she made with Scottish record producer Calvin Harris. The uptempo, deep house, Eurodance song is said to be a homage to 1990s house music. It topped the UK Single Charts in the same month, making it her second number one single.

Roseanne: a rare TV look at Trump’s America

NEW YORK — Given the boot after a racist rant by its star, Roseanne was a rare TV series depicting conservative America despite the election of President Donald Trump, which could have popularized the genre.
In its first episode at the end of March, the series dared to set up a constructive dialogue between Roseanne, a Trump supporter and her sister, a fervent Democrat.
The bet largely paid off, as Roseanne was the most-watched series of the year on major American TV networks.
The show had been off the air for 21 years before its reboot, which premiered with almost 22 million viewers, according to ABC.
Nonetheless, the network cancelled Roseanne after its lead actress Roseanne Barr used Twitter to liken Valerie Jarrett, an African American former White House aide, to an ape.
Roseanne was one of the few depictions of working-class life on US television, and also of Trump supporters, who have been largely ignored by Hollywood.
The number of other popular US television series that present a non-caricature image of conservative America can be counted nearly on one hand.
There is the police drama Blue Bloods on CBS and Netflix’s One Day at a Time, which in different ways present issues at the heart of the family.
Traditionally, comedy and especially sitcoms were considered the best vehicle for showing conservative America.
Several series considered classics in the United States were based on interaction between Democratic and Republican viewpoints.
These included All in the Family (1971-1979) and Family Ties, which aired from 1982-1989.
For Dom Caristi, a professor at Ball State University, a television landscape that used to be concentrated around the three main channels, ABC, CBS, and NBC, drove them to compete for a larger audience share.
ROSEANNE-FREE ROSEANNE?
But “that’s no longer true,” he said.
Today, “a few million viewers is good enough,” and “they can try to appeal to a smaller segment.”
About 500 series are competing on US television.
According to several studies, the programs that succeed in uniting supporters of the left and right are non-political.
These include reality shows, talent competitions such as The Voice or America’s Got Talent, as well as sitcoms such as The Big Bang Theory.
The polarization of American political life makes it difficult to address the subject without leaving a show open to rejection by one part of the electorate, a factor amplified on social media.
“We live in a fragmented media world,” where the mere fact of suspecting that a series could be conservative or progressive will automatically turn off a segment of the public, said Dannagal Young, an associate professor of communication at the University of Delaware.
But Robert Thomson, of the University of Syracuse, says the success of Roseanne as well as the new CBS series Young Sheldon, a spin-off from The Big Bang Theory that takes place in conservative Texas, will encourage similar efforts by channels, platforms and producers.
“You’ve got a lot of other network executives that are going to be looking to develop shows like Roseanne that don’t have Roseanne in them,” Thomson said.
Indeed, the entertainment website TMZ is reporting that ABC is considering re-rebooting Roseanne without her as the central character.
Instead, the show would focus on daughter Darlene, the report said. — AFP

Revolution Precrafted plans to build 6 factories

REVOLUTION Precrafted Properties Philippines, Inc. targets to build six factories in every region where it is present in order to support its aggressive overseas expansion plan.
In a recent interview on CNBC’s Managing Asia, Revolution Precrafted founder and Chief Executive Officer Jose Roberto A. Antonio said the company plans to set up its own factory to gain better control of the materials used for its prefabricated units.
“Ideally I’d like to have one per region, so ultimately that will be six. I’ll start with Asia because that’s where most of the orders are coming from,” Mr. Antonio said.
The first factory will be built within the year.
“I’m already having conversations with amazing technology providers and we’re just going to go make the investment,” he added.
Currently, Revolution Precrafted taps a network of fabricators in different regions to produce its projects. Each fabricator is engaged, depending on the location of the order.
“So it’s a really B2B2C (business-to-business-to-consumer) model where we partner and form a joint venture or we supply to a developer and they turn it out to the end user. And so far the sales have been robust,” Mr. Antonio said.
The company has been striking a string of international deals over the past six months. Its most recent project is in Puerto Rico, where it will supply over 2,000 residential villas for Grupo Cacho, Inc.
Revolution Precrafted has also managed to gain a footprint in Dubai, Myanmar, Japan, and parts of the Caribbean.
Locally, the company is supplying prefabricated structures for Batulao Artscapes in Nasugbu, Batangas, and Revoution Flavorscapes in Mexico, Pampanga.
The total deals are valued at $7.2 billion, with around third of that accounting for Revolution Precrafted’s projected revenue. The company is further targeting a 30-35% profit margin.
Mr. Antonio remains on the lookout for potential partnerships overseas, in order to hit his goal of reaching 25 countries by the end of 2018.
By 2020, the executive looks to be present in 85 countries with revenues “north of several billion dollars” every year. At this point, Mr. Antonio said he may take the company public in the United States, the United Kingdom, or Singapore.
Asked whether he thinks the company is expanding too fast, Mr. Antonio replied: “I’m expanding fast enough, in fact.”
“Expediency is integral and I always say my biggest weakness which is actually my biggest strength as well, is my impatience. I like to see things in a jiffy,” the young executive said.
Founded in 2015, Revolution Precrafted is a property-technology start-up that has since achieved unicorn status. A unicorn is a privately held start-up that has reached a valuation of more than $1 billion. — Arra B. Francia

Robinsons opens up Manila Bay project to Airbnb, HomeAway

THE Radiance Manila Bay will now be opened up to home-sharing apps such as Airbnb. — ROBINSONS LAND CORP.

ROBINSONS LAND Corp. (RLC) is opening up one of its residential developments in the Bay Area to home-sharing online apps, seeking to capture the rising tourist market in the area.
The listed property developer said the second tower of The Radiance Manila Bay, located along Roxas Boulevard in Pasay City, will now be up for lease through online apps like Airbnb, HomeAway, Roomorama, and Tripping.com.
“The Radiance Manila Bay aims to put Metropolitan Manila right in the heart of the shared vacation homes market by developing well-suited accommodations at the world’s most celebrated travel destinations. This offers better investment potentials and more convenient leasing opportunities through connections with globally recognized home-share online apps,” the company said.
RLC noted that The Radiance Manila Bay is among the “very few legally approved properties” to offer this opportunity.
In the Philippines, online hospitality services provider Airbnb currently has a network of around 32,000 homes located in Makati City, Cebu, Palawan and Boracay. Online market research portal Statista.com projects that vacation rental revenues derived from apps like Airbnb and HomeAway are expected to grow at annual rate of 21% from 2018 to 2022 in the country alone.
Since the towers will be opened up to the home-sharing apps, RLC said it will optimize the building’s security and implement segregation for building and amenity use. This will ensure that the units to be leased out for the short term will maintained properly.
The company will be providing keycard access to selected common areas and limited access for leased property occupants. Guests staying overnight will be allowed to use the outdoor podium amenities, including a 50-meter lap pool, children’s play area, meditation garden, and garden walk.
On the other hand, RLC said private owners will continue to live in a low-density environment since there are only a maximum of 20 units per floor at the South Tower. The company also cited the four dedicated towers present in each building, for the convenience of both private owners and visiting guests.
“The Radiance Manila Bay South Tower’s new feature of short-term leasing through online apps allows for better investment opportunities in the fast growing global home-share market, while encouraging more room for development in Manila’s tourism and hospitality industries by setting the standards for safer, more sustainable shared-use properties in the metropolis,” RLC said.
The Radiance Manila Bay offers a total of 1,068 residential units across 30 floors, with additional four storeys for podium parking and three floors for retail spaces. The entire project sits on a total land area of 8,629 square meters.
Launched in 2013, RLC said the North tower of the project is almost sold out, while the South Tower is also seeing strong sales.
The Gokongwei-led firm generated a 12% increase in net income to P1.55 billion in the first three months of the year, following a 17% climb in revenues to P6.36 billion during the period.

Philippines, South Korea sign five bilateral deals

The governments of the Philippines and South Korea on Monday, June 4, marked their long-standing friendship by forging at least five bilateral agreements.
Philippine President Rodrigo R. Duterte and South Korean President Moon Jae-in witnessed the signing of the following agreements between the two states on Monday afternoon in Cheong Wa Dae, Seoul:
• Memorandum of Understanding (MoU) on Scientific and Technological Cooperation between the Department of Science and Technology (DOST) of the Philippines and the Ministry of Science and ICT of Republic of Korea, signed by Department of Science and Technology (DoST) Secretary Fortunato T. de la Peña and Minister of Science and Information and communication technology (ICT) You Young Min;
• MoU between the Department of Trade and Industry (DTI) of the Philippines and the Ministry of Trade, Industry and Energy (MOTIE) on Trade and Economic Cooperation, signed by DTI Secretary Ramon M. Lopez and Minister of Trade, Industry and Energy Paik Ungyu;
• MoU for Cooperation on the Expansion of Renewable Energy Deployment between the Department of National Defense (DND) of the Philippines and the Ministry of Trade, Industry and Energy (MOTIE) of Korea, signed by DND Secretary Delfin N. Lorenzana and Minister of Trade, Industry, and Energy Paik Ungyu;

JOINT STATEMENT
In their joint statement, South Korean President Jae-in said both governments have agreed to significantly increase their “bilateral trade volume that currently stands at approximately 15 billion dollars and to further expand the investment between the two countries.”
“The Republic of Korea will also actively participate in the national developments of the Philippines. In particular, I look forward to seeing the Korean companies’ participation further expanded in the fields of transportation, energy and infrastructure through our cooperation in the new industries such as info-communications as well as science and technology. We will create the growth engine for the future together,” the South Korean leader added.
Mr. Jae-in also said he hopes to see more Filipinos visitors in South Korea. “There are currently 93,000 Koreans living in the Philippines, while 60,000 Filipinos are living in South Korea,” he noted.
For his part, Mr. Duterte said his official visit underscores the long-standing ties and the common commitment of both the Philippines and South Korea “to work together in achieving greater things.”
“The signing of bilateral agreements promises not just a growth for our economies but also ushers in a new era of stronger cooperation and partnership,” he added.
The two leaders also emphasized the “need for security and stability in the region.”
“After all, these are the foundations of solid growth for both our nations,” Mr. Duterte said.

Affordable housing solutions can be found in pipes, 3-D printers

BANGKOK — A critical shortage of affordable housing across the world is triggering creative solutions from Hong Kong to El Salvador, in the form of modified pipes, containers and 3-D printers.
At least 150 million people, or about 2% of the world’s population, are homeless, according to United Nations data. About 1.6 billion people — more than a fifth of the global population — lack adequate housing.
Many of them live in cities, where the high cost of owning or renting a home forces them to live on the streets or in shanties lacking even basic amenities.
This is especially true of Hong Kong, one of the wealthiest cities in the world, where tens of thousands cram into rooftop shanties, so-called cage homes with plywood bunk beds, and tiny partitioned flats, averaging just 62 square feet (6 square meters).
One architecture firm in the city believes it has a solution: micro homes in concrete water pipes.
James Law Cybertecture has remade pipes, measuring 2.5 meters in diameter, into 100 sq. ft. apartments for two, with a living and kitchen space, a shower and a toilet.
These “OPods” can be stacked up to four levels between highrises and under flyovers and other idle spaces, and easily moved to different sites, said Chief Executive James Law.
They can be mass produced quickly, with each costing about HK$120,000 ($15,000), about a third the cost of a regular 100 sq. ft. apartment, he said, adding that he is seeking government approval.
“The OPod cannot be a long term solution,” he said.
“However, it can be a way to challenge our society to respond using innovative and daring solutions to the affordable housing problem,” he told the Thomson Reuters Foundation.
Also in Hong Kong, demand for shipping-container homes has surged as they are seen as a stopgap solution for those waiting for public housing, and for young people who cannot afford to buy their own flat.
The average wait time for a public housing flat is about five years, with more than 300,000 people on the list.
A local nonprofit, the Council of Social Service, is building container homes for families on the waiting list, on land loaned by developer Henderson Land.
Ninety such flats, measuring between 143 sq. ft. and 287 sq. ft., will be ready next year, and are modeled after container homes for students in Amsterdam, said spokeswoman Roni Chan.
“Public rental housing is currently the only permanent and decent option, but it takes time. Short-term and long-term solutions have become increasingly important,” she said.
Elsewhere, tiny 20-square-meter homes are being built in gardens to accommodate refugees.
HI-TECH HOMES
But a viable solution to the affordable housing crisis in developing countries may come from the social enterprise or nonprofit sector, aided by new technologies.
The US-based nonprofit New Story, and the construction technology firm ICON, are developing a 3-D printer that can print a 600-800 sq. ft. home in under 24 hours for less than $4,000.
The homes are expected to last as long, or longer than, standard concrete homes, and the printer is designed to work under rugged conditions such as irregular power and running water supplies, said New Story cofounder Alexandria Lafci.
The companies are making the first 3-D printed community of homes in El Salvador this year, and will then partner with other nonprofits and governments across the world, she said.
“We need a quantum leap in affordability, speed, and quality to reach homeless families exponentially faster,” she said.
“Instead of waiting for profit motivation to bring construction advances to (developing nations), we are fast-tracking innovations like 3-D technology that can be a powerful tool toward ending homelessness.” — Thomson Reuters Foundation

Phinma cement unit obtains P875-million loan

PHINMA CORP. on Monday said its cement trading unit obtained a P875-million loan from Security Bank.
In a disclosure, the listed company said PhilCement Corp. signed the five-year fixed-term loan agreement with Security Bank on June 1.
“The loan will be used for the construction of the Cement Terminal that will be located in Mariveles, Bataan,” Phinma said.
PhilCement, which is involved in the distribution of cement products, was incorporated with the Securities and Exchange Commission in September 2017. Phinma subscribed to 85.7% controlling stake in PhilCement.
Phinma reported its consolidated net income surged 37% to P66.4 million for the first quarter of 2018, driven by a 35% year-on-year increase in revenues to P2.1 billion.
Aside from PhilCement, Phinma’s subsidiaries include Union Galvasteel Corp., Phinma Education Holdings, Inc., Career Academy Asia Corp., Integrative Competitive Intelligence Asia, Inc., and Asia Plaza, Inc.

Gov’t partially awards T-bills as rates rise

THE GOVERNMENT partially awarded the Treasury bills (T-bill) it offered on Monday, with yields declining on the shorter end as investors continue to prefer securities that mature faster.
The Bureau of the Treasury (BTr) rejected some bids for the shorter-dated debt papers, raising just P13.24 billion out of the P15 billion it intended to borrow yesterday.
The rejections were made even as the total offer was oversubscribed, with bids at yesterday’s auction totalling P29.67 billion. This is lower than the P37.91 billion recorded last week.
Broken down, for the 91-day securities, the Treasury fully awarded the P5 billion it offered yesterday, with bids amounting to P12.246 billion. The average rate declined by four basis points to 3.296% from the 3.3% logged in the previous auction.
The BTr also raised P4 billion as planned from the 182-day papers. The offer was oversubscribed as tenders reached P10.576 billion, with the average yield declining by 23 basis points to 3.677% from 3.7% last week.
On the other hand, the government accepted just P4.239 billion in bids for the 364-day debt notes out of the P6.849 billion in tenders it saw yesterday and the P6 billion it was programmed to borrow as its rate rose 48 basis points to 4.246% from the 4.198% fetched at the previous auction.
At the secondary market prior to the auction, the three- and six-month T-bills were quoted at 3.8714% and 4.2386%, respectively, and 4.5468% for the one-year debt papers.
At the market’s close, the 91-, 182- and 364-day Treasury bills saw their yields decline to 3.3185%, 3.6447% and 4.1035%, respectively.
National Treasurer Rosalia V. De Leon said investors still prefer the shorter-dated tenors, bidding higher on longer maturities like the one-year bills.
“Except for the 364-day papers, all the rates went trended downwards again. We see here that the appetite continues to be on the short end — the 91-day and 182-day bills,” Ms. De Leon told reporters after Monday’s auction.
Ms. De Leon said banks and other financial institutions also priced in higher inflation expectations as well as the upbeat economic data in the United States in their offers.
In a BusinessWorld poll of 10 economists, inflation is seen to have landed at a median estimate of 4.9% last month which, if realized, will be the fastest rate in at least five years.
The median falls near the midpoint of the 4.6-5.4% range given last week by the Bangko Sentral ng Pilipinas (BSP), while matching the estimate provided by the Department of Finance for May. However, it is faster than the government’s 2-4% target range for the year.
Despite elevated inflation expectations, Ms. De Leon said this is only transitory.
“We have been communicating that this is really transitory because eventually, inflation will be trending downwards in 2019,” Ms. De Leon said.
Meanwhile, the US economy continue to add more jobs last month, with non-farm payrolls reaching 223,000. The May figure was better than the 188,000 additional jobs expected by the market. The unemployment rate was likewise at a 18-year low of 3.8%.
“All those contributed for investors to be inclined towards the short end,” the official noted.
Meanwhile, a trader noted that there was strong demand for the one-year T-bills.
“We still saw some good demand for the one-year, but I think the BTr had other plans for the average on that,” the trader said in a phone interview.
The trader said the BSP rate hike last month also affected the rates.
“We recently saw the BSP raise its policy rates by 25 basis points. That had an impact on where interest rate on the short date should be,” the trader said, adding that the market is also preparing for the retail Treasury bond (RTB) issuance on June 13.
“I guess they just want to be paid more for the longer tenors.”
RETAIL BONDS
Meanwhile, the National Treasurer said the government has yet to decide if it will cap RTB sales as investors are waiting for the inflation data to be released today.
“We are still [thinking about it] because investors right now are waiting for the results of the inflation and also in terms of the data coming out of the US before they make their own investment decision whether to participate in the RTB or not,” Ms. De Leon said.
She added that the RTB sale was already in the “hundred [million peso] mark” as of yesterday.
The government started selling small-denominated retail bonds on Wednesday. The three-year bonds carry a coupon of 4.875% and will mature on 2021.
In the first day of the debt sale, the Treasury sold P66-billion worth of three-year papers against total tenders of P92.8 billion from banks and other financial firms.

Sherlock actor Benedict Cumberbatch fights real-life crime — report

LONDON — Hollywood actor Benedict Cumberbatch channelled his inner Sherlock Holmes by leaping to the defense of a cyclist under attack by four men, according to reports.
The 41-year-old — famous for playing Sherlock Holmes in the BBC detective series and superhero Doctor Strange — jumped from a car to rescue a food delivery rider working for Deliveroo, according to tabloid The Sun over the weekend.
The man had been cornered by a group of four and was being beaten up when Cumberbatch passed in an Uber vehicle on Marylebone High Street in central London with his wife, Sophie Hunter, 40.
They witnessed the cyclist being hit over the head with a bottle, prompting Cumberbatch to jump into the fray, according to the report.
“One of the males attempted to grab the victim’s cycle… He was then punched in the face, struck on the head and hit with his helmet,” the Metropolitan Police said in a statement, adding that the incident took place in November last year.
“Nothing was reported stolen. The victim did not require hospital treatment. No arrests have been made,” the statement added.
“Benedict was courageous, brave and selfless. If he hadn’t stepped in the cyclist could have been seriously injured,” the driver of the car, Manuel Dias, told the newspaper.
“Here was Sherlock Holmes fighting off four attackers just round the corner from Baker Street,” home to the fictional crime character created by Sir Arthur Conan Doyle.
“They tried to hit him but he defended himself and pushed them away. He wasn’t injured. Then I think they also recognized it was Benedict and ran away.”
“He asked the rider how he was and when he said, ‘I’m OK’ Benedict just hugged him.”
“I did it out of, well, I had to, you know,” said Cumberbatch according to The Sun.

ABS-CBN, GMA claim ratings lead in May

RIVAL NETWORKS ABS-CBN Corp. and GMA Network, Inc. both claimed nationwide ratings leads for the month of May.
In a statement, ABS-CBN said the network recorded an average audience share of 45% versus GMA’s 32%, citing data from Kantar Media.
GMA said in a separate statement that it registered a total day people audience share of 39.8% against ABS-CBN’s 38.3%, based on data from Nielsen TV Audience Measurement.
ABS-CBN said it scored 41% against GMA’s 26% in Metro Manila, and 36% versus GMA’s 34% in Mega Manila. For total Luzon, ABS-CBN said it had 41% against GMA’s 35%; for total Visayas, 54% versus GMA’s 25%; and in total Mindanao, 52% against GMA’s 30%.
On the other hand, GMA said it recorded a total day audience share of 44.4% in urban Luzon, against ABS-CBN’s 33%; while in Mega Manila (with data from May 1 to 26), GMA said it led with 45.8% total day audience share versus ABS-CBN’s 30.4%.
ABS-CBN also said it “remained undisputed” in the prime time block (6 p.m.- 12 midnight), scoring an average audience share of 49% versus GMA’s 32%. It said that its prime time drama show FPJ’s Ang Probinsyano was still the most watched program nationwide with an average national TV rating of 40.7% in May.
GMA said its most watched show for May was weekly magazine series Kapuso Mo, Jessica Soho, followed by the drama show Kambal Karibal.
ABS-CBN said that audience measurement provider Kantar Media uses a nationwide sample size of 2,610 urban and rural homes. On the other hand, GMA said Nielsen surveyed “approximately 900 more homes” than Kantar.
ABS-CBN recorded a net income attributable to parent of P452.53 million for the first quarter of 2018, up by 7.25% from last year. GMA reported a net income attributable to parent of P419.4 million, down by 50%. — Patrizia Paola C. Marcelo
